Four things that matter more in a city of apartments and older houses:
Phone us before noon and a technician comes that day; phone after lunch and you get the first slot tomorrow. We tell the tenant and the owner the same window, two hours wide, by text.
Ninety days on the part we install and on our labor. If that same fault comes back inside the window, the return visit costs nothing. A different failure on the same machine is a new diagnosis, and we say so before starting.

The cause is usually a water inlet valve that no longer opens, a fill tube frozen solid, or a module that stops cycling. Gas ranges dominate the older housing. An oven whose igniter glows but never lights points to a weak bake igniter; burners that keep clicking point to a spark module or a wet electrode. Laundry centers and stacked 24-inch pairs are everywhere in apartment closets here. Taking one apart means lifting the dryer off or sliding the whole column out, and that is part of the job, not an extra. Drain pumps, lid and door locks, and dryer thermal fuses are the regular repairs.
Whirlpool and Maytag top-loads in older houses wear out suspension rods and, on Cabrio-type machines, the shift actuator, the small motor that switches between agitate and spin. Compact laundry is the National City specialty we did not plan for. A one-piece laundry center or a 24-inch pair stacked in a closet saves floor space but packs heat, lint and plumbing into a box with no room around it. Many compact dryers are ventless condenser models, which need their condenser rinsed rather than a duct cleaned.
